Terra Submits Plans for 35 New Homes in Warwickshire’s Lighthorne Heath

Terra Strategic has submitted a Full Planning Application to Stratford-on-Avon District Council for 35 new homes on a 1Ha site located off Banbury Road. The land is located within the Gaydon and Lighthorne Heath new settlement, where a total of 3,000 homes and extensive community facilities will be delivered.

The plans for the homes at Kingston Fields Farm have been informed by the Gaydon/Lighthorne Heath Supplementary Planning Document (SPD). A mixed-use local centre is proposed in the development parcel adjacent to Terra’s site, so consideration to additional footpaths and cycle linkages has been made. The proposed 35 one to four-bedroom homes will benefit from close proximity to the new retail, educational and leisure facilities.

There is a chronic shortage of new homes in Warwickshire, both for those looking to relocate to the area and for local people.

“We have already carried out consultation work and look forward to working alongside Stratford-on-Avon Planning Officers, District and Parish Councillors, and additional consultees while the planning application is being considered.”

Terra’s site lies within the Park Edge character area of the Gaydon/Lighthorne Heath SPD. The 35 houses and maisonettes have been designed in a traditional architectural style, utilising red brick and render. A good proportion of the homes will have garages, and a total of 80 parking spaces have been provided for across the scheme. 12 of the proposed dwellings (35%) have been designated for affordable rent and shared ownership.

The plans for the residential scheme allows for the retention and protection of the majority of existing hedgerows and trees, with the exception of providing for site access, and a limited number of low quality trees along the boundaries. New native hedgerow and tree planting is proposed to mitigate for these losses. Proactive enhancements to the biodiversity of the site will include the provision of bird and bat boxes to increase roosting opportunities.

Banbury Road is a sustainable location for new housing, with nearby bus stops providing regular services into Bishops Tachbrook, Lighthorne Heath, Gaydon and onto Leamington Spa, Kineton and Fenny Compton. Existing bus services will be extended and enhanced as part of the new settlement. Junction 12 of the M40 is only two miles from the site, while the Banbury Road B4100 provides vehicular access to Warwick and Leamington Spa to the north, and Banbury to the south. Railway Stations at Leamington Spa, Warwick and Warwick Parkway are located within nine miles of the site, offering regular connections to Birmingham and London.

The architect for the scheme is Pegasus Urban Design. Cotswold Transport Planning is the transport consultant, while FPCR has advised on the landscaping, ecological and arboricultural aspects of the plans. Jonathan Thompson Land and Consultancy introduced the site to Terra.
