The site is located in Offenham, a Category 1 village within the Wychavon district, with a number of existing services. The subject land extends to approx. 6.7 acres and sits adjacent to the settlement boundary, and within Flood Zone 1, it is outside of any Conservation Area, has no notable ecological constraints, and is not within the setting of any listed buildings. The site is located behind the existing Terra draft allocation for 32 units off Three Cocks Lane.
