The site extends to approximately 37 acres and is located on the northern edge of Swadlincote. Swadlincote is a town located in the heart of the National Forest and within South Derbyshire District (SDDC), approximately 8 km south-east of Burton upon Trent, 8 km north-west of Ashby de la Zouch and 19 km south-south-west of Derby City.

The Site is situated to the north of Swadlincote town centre in the Midway suburb of the town, which benefits from a range of services including schools, shops, public houses and restaurants Swadlincote town centre is located c. 1.5 km to the south.

Terra will work with South Derbyshire District Council to promote the site through the Local Plan process to deliver much needed housing at this main settlement within the district to meet Local Housing Requirements of both South Derbyshire and the surrounding constrained authorities such as Derby City who are unable to meet their housing requirements within their own administrative boundary.
